How to Choose a House Plan – Everything to Know

Choosing a place for a fireplace | With Your Hands - How To Make Yourself

If buying your first home is a huge milestone, building your first home is a giant undertaking.

It should come as no surprise that this kind of project is an investment that you care about getting right. Whether you’re planning to construct the home you’ve been dreaming about all your life, a place to raise a family in, or a retirement getaway for relaxing and recharging, you want to know you have the right information to make your dream a reality.

To make sure that you will love your new home for many years to come, you want to have a clear vision for the finished product early on, but it can be confusing and overwhelming to figure out how to find a good house plan.

That’s why we’ve created this guide to choosing a house plan, which will go over everything you need to know as well as all the key considerations to have in mind when making this big decision.

How to Choose a House Plan

As with any major project, there are several relevant factors in the selection process:

  • 1. List out your dream preferences – What have you always wanted in a home?
  • 2. Research and choose an architectural style – What do you want your home to look and feel ?
  • 3. Must-have features – List the features that are absolutely required in the house.
  • 4. Budget – Plan out a budget you can afford.
  • 5. Determine practical considerations size – How big does your home need to be?
  • 6. Combine dream and practical features – Understand which of these features fit into your budget.
  • 7. Browse all the possibilities – Use a house plan search tool to drill down and find your perfect floor plan.

If you are just starting the process of picking a floor plan, you might not be sure where to start. The aforementioned factors are very important in narrowing down your options and making a decision.

Below we will break down each of these points to help you gain clarity on picking the home plan that is right for you.

Get Creative and Dream

Have you always wanted a spiral staircase? A decked-out gaming room? An above-garage apartment? Your pet’s own bedroom? Everyone has ideas that they have come up with over time about what their dream home would include.

Now is the time to put your imagination to work and list everything you would want in a home of your dreams. Spend some time really thinking about what elements you would love to have in your home. Sites Pinterest or home decor websites and magazines can be great places to get your inspiration flowing.

Don’t worry too much about what is feasible at this point; that will come later. Make your daydreams into a list that you can have at the ready when going through the rest of the process.

Style

Are you more of a Ranch-style home fan or do you prefer more Victorian? American colonial or mid-century modern? Do you love McMansions or are you intrigued by tiny homes?

When building your own house, you have the flexibility to choose a style that is in line with your desires, or mix and match different needs for various parts of the house. It’s a great idea to peruse styles that are of interest to you so that you can have a good feel for the desired aesthetic of your soon-to-be home.

Your home’s style choices will also have an impact on the house plan, so you want to be prepared for any freedoms or limitations that may come with the style you choose. From walking around your neighborhood to exploring Google results to turning on HGTV, there are many ways to acquaint yourself with different home styles to determine what you .

While you might think that you have your heart set on a particular style already, allow yourself some time to check out which other home architectural designs might work for you. Or on the flip side, even if you are very open to the style options, you’ll still want to spend some time on evaluating your options.

Get Practical

Now that you’ve spent some time dreaming and browsing, it’s time to get down to business by asking yourself some important house plan questions regarding the feasibility of your ideas.

Among the many considerations of potential home owners/builders are:

  • The features that are an absolute necessity
  • The needs/desires of a significant other or spouse with whom you are building the home
  • Where you want to live
  • Relevant building codes
  • How much you can afford to spend/borrow

It is now time to think about the specifics of what you can actually accomplish.

Budget

Start by getting serious about what you are able to spend on this home.

While it’s expected that you will need to take out a construction loan to build, you should not rely on that entirely for all of the expenses that arise, from getting permits to hiring contractors to unexpected or hidden costs along the way.

Sit down and take a look at your finances to get a clearer sense of what is within your price range before you make a selection. Putting together a spreadsheet of sorts during this time can help get a clear picture of the budget as a whole. This is also the perfect time to bring in a financial professional to help you understand what’s possible with your budget.

Lot Size

Unless you already own the land you’d to build on, one practical consideration to give some thought to is the size of the lot that you need to build your new home on.

While some areas of the US have specific requirements about minimum and maximum lot sizes (as well as construction square footage), oftentimes this may be determined by local ordinances or zoning requirements.

To determine the right lot size for you, check with a local professional or contractor to get an appropriate estimate. If you already have a lot chosen, the size plays a major factor in finding the right house plan.

Thinking Small or Thinking Big?

Square footage is often one of the first things that comes to mind when thinking about building a home. As of the 2017 census, the average square footage for a single family home was 2,426 square feet. But how much square footage do you really need?

Gain a sense of the square footage size you’re looking for by considering your lifestyle, family size, hobbies, and future plans.

Bigger homes can be a great choice if you have a larger family (or plan to have a larger family), plan to live in this house for a long amount of time, host events or parties often, or want a dedicated space for a hobby such as working out or reading. Having more space means more flexibility in your home’s design and use.

On the flip side, many homeowners/builders in this day and age are opting to go for smaller homes for practical reasons: lower costs, more environmentally friendly, and less extensive maintenance.

Ultimately, the choice is up to you, and should be in line with your budget – and hopefully many of your dream ideas, too.

All of these factors can help you determine if you need to go bigger or smaller. This consideration is especially important, as you want your home to be the right size for you and your family.

Combine your Dreams and Reality

The process of building a new home can be both an incredibly exciting and totally overwhelming experience. Combine the fun of imagining your dream home with practical considerations size and budget in order to select the right house plan for you.

Choosing The Right Cabinet Hinge For Your Project

Choosing a place for a fireplace | With Your Hands - How To Make Yourself

When it comes to cabinets, a lot hinges on the hinges. Their style and functionality have a huge effect on the overall appearance and performance of your cabinets and doors, maybe as much as the choice of wood or finish.

With such a wide range of options, how do you choose? This guide walks you through all the options, and helps you choose the right hinge for your project. The best place to start is to figure out what type of cabinets and doors you have because that's typically how hinges are broadly categorized.

There are two basic types of cabinets (with corresponding hinges):

Face-frame cabinets – Face-frame cabinets incorporate a frame (often made from 1-1/2″ to 2″ wide solid wood) that is attached to the front edges, or face, of the case. Hinges mount to this face frame. This is the most common style in American cabinets.

Frameless cabinets – Frameless cabinets are essentially a four-sided box, typically made from 3/4″ thick stock. Hinges mount to the cabinet interior. Frameless cabinets also are sometimes called Euro-style cabinets.

Door overlay has to do with the position of the door in relation to the cabinet opening. The configurations for frameless and face-frame cabinets are slightly different.

These are the overlay types for face-frame cabinets

Overlay: Overlay doors on a Face Frame Cabinet doors do exactly what the name implies: They cover the cabinet opening completely, overlapping the cabinet case or face frame on all sides.

Inset: Inset doors, by contrast, fit entirely within the cabinet opening and sit flush with the cabinet sides or face frames when in the closed position.

Partial Inset: Partial-inset, 3/8″ inset or lipped doors overlap the cabinet opening slightly on all sides, but a 3/8″ x 3/8″ shoulder machined along all edges on the back of the door allows part of the door thickness to sit inside the opening.

These are the overlay types for frameless cabinets

Full Overlay: A full-overlay door covers all or nearly all of the front edge of the cabinet. This overlay type typically is used for doors at the ends of a cabinet.

Half Overlay Cabinet: This overlay type is commonly used in the middle of a run of cabinets where the doors share a single partition wall. This hinge will allow the door to cover half of the partition wall (or approximately 3/8″). Don’t confuse this with 1/2″ overlay, which will allow a door to cover up the cabinet or face frame by 1/2″.

Inset Cabinet: Inset door on frameless cabinets fit within the cabinet opening and sit flush with the front edges of the cabinet.

In some applications, hinges are used to add stylistic detail to cabinetry; in others, visible hinges would detract from the desired effect. There are three basic options:

Concealed Hinge: A concealed hinge (often called a European hinge or cup hinge) is not visible from the outside of the cabinet when the door is closed. It's ideal for modern, minimalist applications in which visible hardware would detract from the design.

Semi-Concealed Hinge: A semi-concealed hinge is partly visible from the outside of the cabinet when the door is closed. A semi-concealed hinge may incorporate details such as a decorative ball tip or finial tip.

Exposed Hinge: An exposed hinge is fully visible on the outside of the cabinet when the doors are closed.

Decide whether you want a traditional hinge or a European hinge

Butt Hinge: The quintessential traditional hinge, it’s composed of two pivoting plates whose interlocking fingers form a barrel and are held together by a pin. One plate is attached to the door; the other, to the cabinet. Butt hinges sometimes require a mortise in the door and/or the cabinet to prevent an excessive gap.

Deluxe (adjustable mount) Butt Hinge: A butt hinge with elongated mounting slots that allow you to adjust doors horizontally and vertically for a perfect fit.

Knife Hinge: Shaped scissors. One half of hinge mounts to top edge (or bottom edge) of door. Other half mounts to horizontal cabinet edge directly above (and below) door.

European Hinge: A type of concealed hinge especially popular on frameless Euro-style cabinets but also available for face-frame applications.

European hinges have a mounting plate that secures to the cabinet and a cup that seats in a (typically 35mm) circular mortise drilled in the back of the door.

One popular benefit of Euro-style hinges is that they offer adjustment in two and sometimes three directions, making it easy to fine-tune the alignment of the door.

Side adjustment regulates the gaps between doors, cabinets and walls for perfect parallel alignment. Height adjustment aligns doors precisely at top and bottom. Depth adjustment (not always available) lets you bring door faces in line with the vertical front of the cabinet. Another benefit is easy removal of doors for cleaning and refinishing.

Take into account how far will the door need to open

How far or to what angle a hinge will allow a door to open is called degree of opening.

Some hinges will let the door open just beyond 90°, but others offering a much greater degree of opening are available. For example, a 270° hinge will allow the door to swing back against the cabinet side.

(It bears noting, though, that this type of hinge will work only on a frameless cabinet with full overlay doors).

Decide how you want the hinge to mount to the cabinet and door

Surface-Mount Hinge: A surface mount hinge does not need a hole or mortise to be drilled in the door or cabinet in order to mount it. It simply mounts to the surface.

Mortised Hinge: A mortised hinge requires the cutting of a mortise or recess in the door or cabinet to fit the hinge leaves for proper mounting.

No-Mortise Hinge: A no-mortise hinge is a style of surface-mounted hinge that screws directly to the cabinet and the door without any mortises or special recesses being cut into the surfaces.

Wraparound Hinge: A wraparound is a style of hinge where the leaves are formed to wrap around the edge of the door and/or the cabinet side or face frame.

A partial wraparound hinge will wrap around the door and have a plain flat leaf for the cabinet so it can be used on a frameless cabinet.

A full back-to-back wraparound hinge will wrap around on both halves of the hinge so it can be used on a face-frame cabinet.

Decide whether you want any special features

Self-Closing Hinge: This type of hinge pulls the door shut when it is within a few inches of being closed and keeps it closed. Sometimes called snap-closing.

Self-Opening Systems: This type of hinge comes with a mechanism that propels the door open when activated by a push.

Soft-Close Hinge: A hinge that incorporates a mechanism that activates when the door is within a few inches of the shut position and brings it gently closed.

Buy Enough Hinges to Support Your Door

Two hinges are enough for many average-size doors. But if you’re working with an especially large or heavy door, you might need more to ensure you get the performance and durability you expect.

For Euro-style concealed hinges, use the chart at right to calculate how many hinges you’ll need for a given door height and weight.

When in doubt, err on the side of too much support rather than too little.

Choose a place for a fireplace

Choosing a place for a fireplace | With Your Hands - How To Make Yourself

Many people dream of a fireplace in the house or at the dacha. But to make the dream come true, choose the type of fireplace and place it better before building a house.

How to decide on the best fireplace for your house?

You need to find out which room you want to decorate; who, how and at what time will rest at the hearth; for what exactly do you need a fireplace in your house – will it be purely decorative or should you heat the premises?

FIREPLACE AS THE DECORATION OF THE INTERIOR

If we are talking only about the decorative function of the fireplace, you are free to arrange it in any room and in the way you . But you need to know the basic options for location and situation, which is better suited to each of them. There are only three options.

  • The corner fireplace is best suited for creating small cozy corners with a pair of armchairs. He will always be away from the movement of people, and no one will flash between you and the hearth. But around the corner fireplace many people can not fit.
  • The front fireplace is visible from any place in the room and will always be its composition center, which means that its design should be as expressive as possible. Frontal fireplaces are often decorated with mirrors, lamps, watches, family portraits, shelves for home relics, creating complex and unusual compositions the size of the whole wall.
  • The island fireplace looks best in a spacious room. Such a fireplace is the semantic center and the main element of the interior of the premises. With its help it is easy to zonate space, for example, dividing a large room into a sofa zone and a dining room, there are as if two rooms and both with a fireplace.

So, your requirements for the purpose of the fireplace determined its place in the interior. However, it is important to understand whether it is necessary for the fireplace not only to decorate, but also to heat the rooms.

The built-in fireplace is part of the bearing skeleton of the house, its furnace and chimney are made of refractory bricks and placed in the thickness of the wall. The advantage of the built-in fireplace is that it almost does not protrude from the wall and therefore takes up little space in the room.

  1. The artistic solution of the island fireplace often contrasts with the overall design of the rooms and is designed to make the viewer a maximum impression.
  2. A decorative fireplace can be installed even in the office, bedroom or bathroom. Then it is convenient to make it gas or buy a fireplace, so that it can be easily extinguished at any time.

A stand-alone fireplace is not connected with the construction of the house, it can be freely located anywhere in the room.

Its installation is possible after the erection of the house, the project of which did not provide for the device of the hearth.

The downside is that it will require a space of about a meter per meter, and the chimney it will pass through the overlying rooms. At the same time, it is necessary that the chimney does not fall into the middle of the room, does not interfere with the arrangement of the furniture and successfully fits into the room, giving the interior an interest in the beauty of form and material.

  1. A corner fireplace can be installed even in a small room.
  2. A front fireplace is visible from anywhere in the room and will always be its center.
  3. Island namine is best suited for spacious rooms.
  4. The built-in fireplace should be provided in advance – in the project of the house.

FIREPLACE FOR HEATING

To hot smoke not just “flew into the pipe”, which is typical of a standard decorative fireplace, and heated the house, there are many special designs of furnaces and chimneys, and also various technological methods, slowing down the combustion of fuel, extending the course of hot smoke through the pipe and ensuring efficient heating of air in the room. The house can be heated using any of the above types of fireplaces.

If a built-in fireplace is to be installed, it should be placed in the middle of the house so that its different walls are in different rooms, and appropriate (with several elbows to extend the hot smoke path) to arrange the duct of the chimney.

Then the fireplace will be able to heat the house. To place such a fireplace in the outer wall is impossible, then it will warm the street, and when it is not heated, it will become a bridge of cold between the street and the house.

FIRE SAFETY FIRE

Around the fireplace it is necessary to make a floor strip with a width of at least 600 mm of non-combustible materials.

Need a fireplace grill, curtain or door to protect from flying sparks. It must be remembered that with an open firebox the efficiency of the hearth is only 15%.

Therefore, if you want to see the flames and heat the rooms, it is better to buy a fireplace that has a firebox with a fireproof glass door.

The door can also be opaque, because even without the possibility to demonstrate a flame, the stove or fireplace can be very beautiful elements of the interior.

Requires a protective layer of incombustible materials 8 places of contact of the furnace and chimney with the construction of floors, walls and roof.

It is necessary to provide for devices that prevent smoke and carbon monoxide from entering the room.

Do not leave children alone with burning fire.

GENERAL PRINCIPLES OF COMFORTABLE AND BEAUTIFUL LOCATION OF THE FOCUS

  • Fire will always be in the center of attention, so the place for the fireplace should be chosen so that it is everywhere visible and creates around itself cozy places for gatherings.
  • You can decorate the fireplace in accordance with your taste – to make it brutal stone, mysterious ethnic, classic marble, romantic tile, cast-iron, ultramodern, technological and generally any. But we must remember that it must correspond to the general style of the interior.
  • If the house has a double-light space, then the fireplace should be exactly in it and play the role of the “first violin”.
  • In no case should the fireplace be on the aisle, so that no one interferes with enjoying the spectacle of fire.
  • There should be enough space around the fireplace to put chairs and sofas.

6 Fresh Ways to Find Your Passion at Work

Choosing a place for a fireplace | With Your Hands - How To Make Yourself

It can be so frustrating when people advise you, “Just follow your passion!” Yeah, sure, you’d love to—if only you knew what your passion was.

You’re probably the kind of person who works hard, with commitment and persistence. When you know what you’re doing, nothing will stop you. But before you can become unstoppable, you need to know what you’re starting.

If you’re feeling stuck, here are six fresh ways to discover what you really want to do with your life. Take time to work through the process and know that, no matter what, you’ll be getting closer to where you want to be.

    1. Start With the Right Perspective

If you went into a restaurant with the strong opinion—“I’m not hungry. There’ll be nothing here I want to eat. I don’t want to be here”—the menu isn’t going to look appealing. You won’t explore it with due time or attention, and it’s unly you’ll find food you’ll enjoy eating.

The same principle applies to passion-seeking. If you’re convinced that finding your passion is hard, or that it’s not going to happen for you, you’ll remain closed to possibilities. You’ll block the little nudges, pulls, and signals that guide us all. After all, how can you expect to find fulfilling work if you don’t believe it exists?

Choose to adopt the perspective that you can do what you love with your life. One of the best ways to strengthen this point of view is to surround yourself with people who are living examples.

How many of your friends and family are following their passions? If it’s not many, it might be time to expand your circle; associate with—and be inspired by—men and women who are inspired by their work.

    2. Get Out Your Metal Detector

Once you’ve decided that your passion is findable, it’s time to look for evidence of what you already love to do. If you scan the landscape of your life, you’ll notice certain experiences peak up. It’s so valuable to delve into these “peak moments” and extract the key ingredients.

Consider yourself a beach-trawler, discerning between the gold and the cheap metal. For example, one of my favorite summer jobs involved teaching English to teenagers. I might assume the key ingredient was the English language, or young people.

But when I paid attention to my metaphorical metal detector, it become clear that the bleep went off when I was being a leader within a community, and teaching that community something of great value to them. That’s exactly what I do now in my work—but without the teenagers, present perfect tense, or vocabulary tests!

Make a list of the ingredients that truly mattered in your peak moments; don’t be distracted by the counterfeits.

    3. Look for the Umbrella

When you look at all the ingredients that matter to you, they might at first seem entirely disconnected.

Let’s say you love French, drinking coffee, playing with words, analyzing and categorizing, and being a leader within a community.

How could you construct a career from these? It'd be peering into your cupboard and seeing cocoa powder, tofu, and carrots and wondering: How could I possibly make something delicious that includes all of these?

This is the time to look beyond the ingredients and seek an umbrella; something that all of these ingredients can fit beneath.

For example, my colleague Abby—whose diverse passions are described above—helps business owners to find the right words to fit their brand. She analyzes and categorizes copy into what she calls “voice values.

” She draws wisdom from previously running a funky French lifestyle boutique, and French words pepper her own copy, giving her brand that special je ne sais quoi.

She’s become known as a leader for those who want to communicate effectively with their potential clients. Oh—and she’s built a recognizable Pinterest profile showcasing her favorite coffee houses. All of these passions fit under the overarching umbrella of her business; they’ve all found a home there, and the variety actually helps her to stand out and attract her perfect clients.

    What might be your umbrella?

    4. Discern Between a Hobby and a Profitable Passion

It might be that, through this exploration, you fall head over heels in love with an activity that engrosses you—something that lights you up and makes your heart sing. But now you have to ask yourself the next question: Who would benefit from (and pay for) this?

Well, if you want to contribute your passion to society and make an income from it, you need to get realistic about whether this could actually turn into a career—and what you would need to do to make that happen. Moreover, think about if you would even enjoy doing those things; for some people a passion is just fun, and turning it into work changes it from a “love to do” to a “have to do.”

For example, my client Lisa loves to draw. She makes art for the sheer joy of it.

When she attempted to turn this profitable business, she realized that the market who were hungry for her talents were business owners who needed illustrations for their blogs, websites, and products.

This felt play to Lisa, but in order to make her services marketable, she also needed to add tech skills to her toolkit, so that her design work could be useable online by her ideal clients.

Be alert to who might need your newly emerging passion, and aim to have conversations with them to get you clearer on how, where, and when you can serve them.

    5. Expect the Mutiny

When you seek your passion, there’ll be parts of you that go into rebellion. I’d guess that this article itself might be provoking some of those resistant parts! We all have a huge number of fears—around failure, success, visibility, and vulnerability—that speak in sensible voices, instructing us that we mustn’t do what we love.

If you let these voices win, your passion will remain your grasp. Instead, look for the fear beneath each supposedly reasonable voice. Uncover the years of conditioning—from parents, school, partners, and colleagues—and reassure the mutinying parts that your ship is sailing in the right direction.

    6. Find the Limits of Your Bravery

On my own journey, I’ve mostly lived by the motto: “Leap and the net will appear.” I’ve noticed I couldn’t find the new until I’d said farewell to the old. With each step into the unknown—for example, handing in notice on my part-time salaried job to go fully self-employed—my announcement to the universe has been: I’m available. I’m serious about this.

I’ve been called brave, but I don’t see it that way; I’ve simply been more committed to my happiness and freedom than to staying cozy with the status quo. Find your own version of brave. Discover what risks work for you. The path of passion is where you do things that scare you enough, without leaving you in a constant state of fear. Expand your comfort zone, rather than leaving it.

Change in the Attitude towards the Work:

The new generation of youths is no longer stuck with the 9-5 job bracket; instead they are looking for something meaningful and will also provide work/life balance.

Now everybody wants to be known as  socially responsible professionals. They do not fear the long working hours, instead they look forward to craft the work as their main objective in life and invest time and energy in building it successfully.

Right career at the end will be the source of your happiness; therefore, it is important to choose just the right career for yourself.

When you are selecting the right career, then you must take a note of one thing and that is, the organization must share the same value as that of yours.

Otherwise, you will feel stuck in a job and won’t be able to motivate yourself to give your best shot in the work you are doing.

The role that you are playing is important, but how much you are contributing towards the society is more important than anything else.

A toilet cleaner can be happier than a bank manager at the end of the day, depending on how they are doing their job. A bank manager may get a handsome paycheck, but he might be in a job where his skills are not being used and he doesn’t feel that he is contributing anything towards the development of the organization.

On the other hand, a toilet cleaner might feel that he is helping the society to stay clean and safe for everyone. He loves to help people and enjoy doing good things for the community, so his job helps him serve the community and it makes him feel good about the work he does.

The right career will help you find meaning in the job you are doing and view the job as ‘calling’. This will help you enjoy your work and your life as well.
